Look beyond the list price and organize the property, financing, contract and timing questions before committing.
The offer is more than a price
Price matters, but the offer also allocates time, risk and flexibility. Financing, deposits, contingencies, closing timing and requested items can affect how the proposal works for both sides.
Before choosing terms, understand what you need to investigate and what your financing can support.
Know the property questions
Review visible condition, age, additions, major systems, disclosures and the surrounding property context. A polished presentation should not replace questions about drainage, roof, electrical, plumbing, HVAC, permits or prior repairs.
- What appears original, updated or recently repaired?
- Are additions or converted spaces documented?
- Which systems could create a near-term expense?
- What location or lot characteristics affect use?
- Which questions must be answered during the investigation period?
Know the financing boundaries
Confirm the price range, cash needed, payment comfort and any property conditions that could matter to the loan. A preapproval is an important checkpoint, but final approval also depends on the property, documentation and underwriting.
Financing services are handled by Adam through EZ Fundings. Product eligibility and terms must be verified through that process.
Make a deliberate offer
A competitive market can compress decision time, but it does not make the underlying questions disappear. Decide which terms support your goal, which risks you can accept and which protections you need to preserve.
Lion's Den can help connect the market strategy with the condition and financing context before the offer is submitted.
